Shade. A patio cover or insulated aluminum cover creates a covered outdoor room and delivers the most immediate impact. Paired with ceiling fans and lighting, it turns a flat, unusable yard into daily-use space. Screen rooms rank second, especially for evening use.
Usually yes. Most master-planned communities here require architectural review before any outdoor structure goes up. Requirements vary, but typically include drawings, material specifications, and color documentation. We prepare the full submittal package on every applicable project.
For active families, consistently yes. It does not splinter, which matters for barefoot use, and it never needs staining. Trex and TimberTech lines also carry warranties that outlast most families’ time in the home.
Permit review runs one to three weeks. Construction then takes about a week for a standard patio cover or ground-level deck, or two to three weeks for a larger build with composite decking, pergola, and screen room. You receive a written timeline with your quote.
