Local Permit Requirements — What Changes by Jurisdiction

Bexar County Cities

City of San Antonio — permits are required for attached decks, decks 30+ inches above grade, and spa-supporting structures. The Development Services Department handles submittals.

Schertz, Cibolo, Universal City, and Converse — each city runs its own building department. Their applications and inspections are separate from San Antonio’s.

Hill Country Counties

Boerne and Kendall County — city limits carry one set of requirements. Unincorporated Kendall County follows another.

Comal County (Bulverde, New Braunfels, Canyon Lake) — the county and the City of New Braunfels run separate permit processes. Properties outside city limits follow county regulations instead.

Bandera County and Lake Medina — rural requirements are often more permissive. Even so, HOAs and deed restrictions in specific communities still apply.

Do you charge more for projects outside San Antonio proper?

No. Our pricing follows project scope and materials, not location. A composite deck in Boerne is quoted the same way as one in Stone Oak. Also, we add no travel surcharges anywhere in our standard service area.

We’ve worked with most major HOAs across the greater San Antonio area — Stone Oak, Alamo Heights, The Dominion, Cibolo Canyons, Vintage Oaks in New Braunfels, and others. For any HOA we haven’t worked with previously, we contact their architectural review committee directly and prepare the required documentation. HOA approval is factored into your project timeline from day one.

Yes. Our team pulls permits in every jurisdiction we serve — City of San Antonio, Schertz, Cibolo, New Braunfels, Boerne, and unincorporated Comal, Kendall, and Bandera counties. We prepare drawings, submit applications, pay fees, and meet inspectors on site.

Most free on-site consultations happen within 1–2 business days of your call. Design and quoting then takes another 3–7 days after the site visit.
